Selling Tips
The best results are achieved with an open and mutual "partnership". In order to achieve the best results in terms of the best price and in the shortest time, the following simple steps will help both seller and the agent in the sale of your home.
- Trim the lawns and tidy the gardens: This will be the first impression, and first impressions will always be very important - so why not make it a good one!? It could be the difference between a buyer driving past or making an appointment to inspect your home.
- Check the guttering and the eaves: Ensure that there are no leaves hanging over, no pealing paint, water staining on the eaves or walls and remove unsightly cobwebs.
- A once-over for the wall and floor: Little hands are sometimes the worst in taking the edge off an otherwise attractive home. So scrub the walls and floors and even patch and paint the walls.
- Remove any un-necessary clutter: Now is the time to store away those mementos or large pieces of furniture and give the house a new sense of space and room to move.
- The kid's room: Not an easy room to keep tidy, just make sure that there are no toys scattered around the floor and it all appears to be in order.
- The kitchen, laundry and toilet: These areas can make of break a sale. Clean the oven, polish the sink, give your cupboards and pantry a spring clean and display some of your best wares and make sure that the toilet is sparkling clean and smelling fresh. Also note that brewing coffee or the smell of bread makes people want to stay.
- Clean out the garbage, carport and sheds: The mess and clutter might be off putting to buyers. It's a great time to clean out all unwanted items ready for the move.
- Open up the windows: Always leave drapes, curtains and blinds open. Clean the windows and blinds and dust the windowsills. Make sure there are no items on the back of the doors or doorknobs.
- Flowers to set the scene: Flowers make a home feel more welcoming, so why not have a few well-stocked vases strategically placed to highlight the homes living areas.
- Personal and valuable belongings: With home opens and private viewing, it is essential to secure those irreplaceable pieces of crystal or jewellery or the like.
